Owning a Home at Kruger Park Lodge

Turnkey Building Packages

The developer offers investors a complete turnkey building package including interior design and furnishing of the unit. Select a design and the development team will attend to the rest. This makes life easier for the investor and alleviates all the stress and strain of managing the building of your dream home. The furnishing is handled by Artwood a well respected Interior Design Company with the house being fitted out to the client’s requirements.

Architectural Finishes

The design ensures that the development complements the natural riverine beauty on the banks of the Sabie River. No short cuts have been taken when designing and developing the resort. The Architectural finishes and specifications require all homes to have thatched roofs, wooden doors and windows and face brick finish. This has been has been applied stringently ensuring that the houses complement each other and blend in with the natural vegetation. The placement of the houses ensures maximum privacy with no fences being allowed creating an open Park environment.

Title

Investors can acquire sectional title homes at Kruger Park Lodge. When buying from the developer a home is acquired on a Shareblock basis but investors can immediately convert to sectional title.
All Syndication and Timeshare homes at Kruger Park Lodge have been sold on a on a share block basis. In addition, certain whole owners who have acquired homes at Kruger Park Lodge and who have elected not to convert to sectional title are also share block owners.

The Homeowners Association

The Kruger Park Lodge Homeowners Association is responsible for the management, control and administration of the property, the sectional title schemes and the golf course.
The Kruger Park Lodge Homeowner's Association represents the interests of all owners including stand owners at Kruger Park Lodge, Sectional Title owners, Syndication owners and Timeshare owners. The Homeowner's Association is managed by a Board of Directors who is responsible inter alia for the preparation of operating budgets, collection of levies and the management of the properties.
The detail of the rights and obligations of all of the various types of owners is contained in the Memorandum and Articles of Association and the management and conduct rules of the Use Agreement of the Share block Company rules.

Managing agent

Legacy Hotel Management Services are the Managing Agents of both the Share Block Company and the Homeowners Association... Their duties entail inter alia management of front office, reservations, rooms and housekeeping, grounds maintenance, golf course, preparation of the levy budget and collection of levies, company secretarial functions, insurance, all accounting functions and control and marketing of the rental pool.

Annual general meeting

Annual General Meetings are held at which members are entitled to vote directors onto the board to represent their interests. The Directors meet during the year to discuss the management of the property, levy budgets and any other issues, which need to be addressed during the course of the year.

Levy

As an owner at Kruger Park Lodge, you will be responsible for payment of a levy.
The Managing Agent prepares a detailed levy budget each year for the directors of the Homeowner's Association to approve.

Golf Club Membership

Membership of the Golf Club is not automatically conferred on homeowners but home owners benefit from a discounted green fee.

Rental pool

Owners at Kruger park lodge are entitled to participate in the resort rental pool.
The rental pool is and managed by the resort under the supervision of Legacy Hotels. Owners can earn a dividend on their weeks in the rental pool when not in use by the owner.
